What Does Sarasota’s Luxury Home Market Look Like Right Now?
What Does Sarasota’s Luxury Home Market Look Like Right Now?
Updated September 7, 2026
Quick Answer
Sarasota County’s luxury market is a negotiating market as of this update. Over the trailing six months, 708 single-family homes closed at $1 million or more (Stellar MLS), at a median of $1,600,000 against a median original asking price of $1,792,000, about 10.7% under, in a median 49 days. There are 565 active $1M-plus houses, roughly 4.8 months of supply. Above $2 million the gap widens: 249 closings at a median of $2,950,000, about 11.9% under original ask, with about 7.0 months of supply. Condos at $1 million and up carry about 6.1 months of supply. Buyers at this level have leverage; sellers win by pricing to closed comps and documenting the house before it lists. Call or text me directly at 941.400.8735.
Where $1 Million-Plus Houses Actually Sell
Sarasota County’s high end is not one market. It is a city market, a barrier-island market and a South County market with different price points and different speeds. Here are the single-family closings at $1 million and up over the trailing six months, by city, straight from Stellar MLS.
| City | Closed $1M+ (6 mo) | Median closed price | Median days on market |
|---|---|---|---|
| Sarasota | 469 | $1,675,000 | 50 |
| Venice | 77 | $1,212,500 | 22 |
| Nokomis | 46 | $1,553,149 | 41 |
| Longboat Key | 41 | $2,702,000 | 84 |
| Englewood | 32 | $1,330,105 | 51 |
| Osprey | 30 | $1,472,500 | 47 |
Two things stand out. The City of Sarasota does most of the volume, 469 of the 708 sales. And the fastest high-end market in the county is Venice, where $1 million-plus houses closed in a median 22 days, against 84 on Longboat Key, where the median closed price was $2,702,000.
We are in the very early stages of purchasing a condo. I contacted Mike based on the reviews I found online. I have one word to describe his approach…unbelievable! Even though he understands we are a couple of years away, Mike spent a lot of time with me on the phone. He explained how the process works and most importantly that his team would not press. He promised to be there when I need him. Based on what I shared, Mike has built a personal web portal for me where he sends condos for my review. I just cannot get over how he was stilling willing to invest his time with someone who was not going to buy today. He made it very clear that he would be there every step of the way for me. I'll be in Florida next month and look forward to meeting Mike and his team in person! S.C.

What Sellers Are Asking Right Now
There are 565 active single-family listings at $1 million or more in Sarasota County. Here is the same view of the active side.
| City | Active $1M+ listings | Median asking price | Median days on market |
|---|---|---|---|
| Sarasota | 404 | $2,300,000 | 72 |
| Venice | 46 | $1,324,495 | 44 |
| Englewood | 32 | $1,912,000 | 104 |
| Osprey | 24 | $1,925,000 | 92 |
| Longboat Key | 23 | $3,100,000 | 105 |
| Nokomis | 22 | $2,524,500 | 103 |
Put the two tables together and you have the story of this market: in the City of Sarasota the median $1 million-plus house closed at $1,675,000, while the median active listing asks $2,300,000 and has been sitting 72 days. The active side is priced above where the closings are landing.
The Gap Between Ask and Close
Across all 708 $1 million-plus single-family closings, the median original asking price was $1,792,000 and the median closed price was $1,600,000. That is about 10.7% off the original ask, and it is the single most useful number on this page. It tells buyers how much room there usually is, and it tells sellers what happens to a first price that is set to hope rather than to comps.
Months of supply confirms it: 565 active against 708 closings in six months is about 4.8 months. That is balanced tilting toward buyers, and it gets softer the higher you go.
The $2 Million-Plus Tier
- 249 closings at $2 million and up in six months, median $2,950,000, median original ask $3,350,000, about 11.9% under, in a median 73 days.
- 289 active listings at $2 million and up, median ask $3,850,000, median 86 days on market.
- That is about 7.0 months of supply: a buyer’s market at this tier.
Waterfront is its own conversation. There are 198 active waterfront single-family listings at $1 million or more, with a median asking price of $3,787,500 and a median 96 days on market. At that level the seawall, the elevation certificate, the flood-claim history and a real insurance quote are part of the price, and the buyers who ask for them early are the ones who negotiate well.

Luxury Condos
Condos at $1 million and up are the softest part of the high end right now: 254 closings in six months at a median of $1,575,000 (about 10.5% under original ask, median 81 days), against 259 active listings with a median ask of $1,950,000 that have been on the market a median 147 days. Call it 6.1 months of supply. If you are buying a high-end condo, the building’s reserves, its milestone inspection status and its insurance renewal matter as much as the view, and you have the time to check all three.
What This Means If You Are Buying at the High End
Anchor to the closed comps, not the list price, and be willing to walk. The typical $1 million-plus house closed about 10.7% under its original ask; above $2 million it was about 11.9%. Ask for the insurance history, the roof age and the flood history before you fall in love with the kitchen. In this market the seller who has already been sitting 72 days is usually ready to talk.
What This Means If You Are Selling at the High End
The first price is the one that matters. Homes priced to the closed comps sell; homes priced to the neighbor’s asking price become the 72-day listings in the table above, and their eventual buyer starts the conversation with the price cut. Document the house before it lists: wind mitigation, four-point, elevation certificate, seawall inspection if it is on the water, and the association package if it is a condo. Buyers at this level pay for certainty.

Before You Write a $1 Million-Plus Offer
- Price off the closed comps for the specific street or building. The county and city medians above frame the market; the last three closings nearby set the number.
- Read the listing history. Days on market and prior price cuts tell you whether the seller has already absorbed the gap between ask and close or still expects the first price.
- Get the insurance and flood picture before you negotiate. Wind mitigation, four-point, elevation certificate, flood-claim history and, on the water, a seawall inspection. At this price the annual premium can move the decision.
- On a condo, the association package comes first. Reserves, the milestone inspection and the insurance renewal decide whether the monthly cost holds; with about 6.1 months of $1 million-plus condo supply you have the time to read it.
- Keep your contingencies. In a market with 4.8 months of supply you do not need to waive the inspection to win, and it is the only leverage you keep after signing.
The Numbers, Defined
- Median closed price: half the sales closed above it, half below. It is not an average, so one very large sale does not drag it around.
- Median original ask: the price the home first listed at, before any reductions. The gap between this and the closed price is the negotiating room that actually happened, not the room a listing agent promises.
- Days on market: from the listing date to the contract date for closed sales, and from the listing date to today for active listings. When the active number runs well above the closed number, the listings that are sitting are the ones priced above where buyers are paying.
- Months of supply: active listings divided by the monthly closing pace over the trailing six months. Under three months favors sellers, three to six is balanced, over six favors buyers.
- Trailing six months: closings since the date six months before the update date under the title. Every figure here is recalculated when the page is refreshed.
How I Track This
All figures are Stellar MLS through Bridge, pulled the day of the update, for Sarasota County residential listings. Trailing six months means closings since March 7, 2026. Naples and Collier County are outside the market I work and outside Stellar MLS, so this page no longer compares the two; if you are weighing both coasts, I am glad to introduce you to a Naples broker I trust.
