Builders don’t cut prices. They cut deals.

Rate buydowns, closing-cost credits, free upgrades — the sticker price on a new build almost never tells you what buyers actually pay. That matters twice: if you’re buying new, the incentive is your negotiation, and you should walk in with independent representation, not the builder’s site agent. And if you’re selling a resale home in Parrish or North Port, you’re competing against those invisible discounts whether you know it or not. That’s the number your listing agent should be pricing against.
