What the websites can’t see
Every online estimate is an algorithm reading tax rolls, public records, and national price indices. Useful as a starting point — and blind to almost everything that sets the actual price on this coast. It doesn’t know your impact glass from your neighbor’s jalousie windows, hasn’t read your condo association’s reserve study, and can’t tell why the third house from the beach sells differently than the seventh. Zillow’s own published accuracy data says its estimates for homes that are not on the market miss by about 7% at the median — and if you’re reading this, your home is not on the market. On an $800,000 Gulf Coast home, 7% is a $56,000 swing, and half the time it’s worse. A licensed broker standing in your home closes that gap. That’s the whole reason we do this by hand.
