Meet in Person & Create Your Wishlist
Let’s get to know each other! We’ll sit down and talk through the process of buying a home with us — so come prepared with your dream home’s “must have” list.
We only work with a small number of great clients at a time, to ensure a personal touch. The first step is an in-depth consultation — in person or online — to understand as best as possible what type of property you’re looking for. That lets us do a better job for you right from the beginning.
Step 2Pre-Qualification
If you elect to use a mortgage to purchase the property, we must work together to get pre-qualified. A mortgage pre-approval will be required in order to submit an offer.
We’ll assist you in arranging all financing, appraisals, and inspections — including the very important pre-approval you’ll need before any negotiations begin.
Customized Listing Alerts
You’ll get notifications about the listings we know you’ll be excited about. Just let us know if one (or more) jumps out at you so we can move to the next step and schedule a viewing.
At the end of our first meeting, we enter your search criteria into the MLS so you can see exactly what’s available immediately. We also use Market Snapshot — software used mainly by the nation’s top agents — to keep you updated on the latest market conditions. Then we save your criteria and set up instant email alerts the moment new matches appear, so you beat the crowd to the best buys in town.
Schedule Viewings & Attend Open Houses
This is when the buying process gets really fun! We’ll go to open houses and schedule viewings from the listing alerts you loved — and we’ll work hard until we find the perfect home.
We go further than the active MLS: every day we review For Sale By Owners, expired, withdrawn, and cancelled listings. Each morning my team spends 1–3 hours prospecting our database of past clients and your target neighborhoods, and we call other top agents about “pocket listings” not yet on the market. If it’s out there, we’ll find it.
Find Your Perfect Home & Make an Offer
A little scary, but very exciting! One of three things happens when you make an offer: it’s accepted, it’s rejected, or you get a counteroffer. We’ll walk you through each possibility and how to handle it.
Once you’ve chosen a property, we prepare the purchase contract, package the supporting documents, and present it to the seller. We handle the entire negotiation with the seller and their agent, communicate every result back to you, and prepare or respond to any counteroffers and addendums.
Acceptance, Appraisal & Inspection
The seller has accepted your offer, and your future home goes through appraisal and inspection — one of the last steps before you get the keys. The inspection makes sure everything is functioning properly and there are no major issues inside.
We take care of scheduling the inspections and appraisals. Do you have an inspector you prefer? Do you plan to be present? When we’re ready to close, we arrange a final walk-through and address any corrections with the seller’s agent.
Time to Close & Get Keys
It’s time to dot the i’s and cross the t’s because you’re closing on your home! This step is about going through all the final paperwork and signing your name — remember to bring everything you’ve collected along the way, and your down payment.
Throughout the pending process we call you weekly to keep you informed, and you can always call me directly with questions. (Have you written down my cell number?) Then we deliver your keys and answer any final questions or concerns.
Step 8Celebrate!
Grab a bottle of champagne and toast to your new home — congratulations, you’re a homeowner!
And we don’t disappear after closing. We follow up quarterly, by phone and mail, to keep you up to date with market trends and the value of your investment.

The New Buyer’s Agreement, Explained
Our philosophy has always centered on trust and service — not contracts. That hasn’t changed. But under new national regulations, every Realtor is now required to have buyers sign a representation agreement before touring homes. Here’s what it means for you.

What is the agreement?
A formalized contract between you and your agent that also spells out broker commissions — whether paid by you or the seller — and the maximum your agent can receive. In Florida, four options are available:
- Exclusive Buyer’s Broker Agreement
- Property Pre-Touring Agreement
- Showing Agreement
- Retainer Agreement
Do I have to pay a commission?
Not necessarily. Under the new NAR ruling, the MLS no longer advertises buyer-broker commissions, so your agent may not know upfront whether the seller will compensate them. We’re fully transparent about this from day one.
