Can You Fail a Wind Mitigation Inspection in Florida?

Quick Answer

No – not in the usual pass-or-fail sense: a Florida wind mitigation inspection documents wind-resistant features for insurance credits. Florida Statutes § 627.0629 provides for insurance benefits tied to qualifying features, not a pass-or-fail inspection result. Missing documentation can affect credit eligibility, and your insurer may require independent review before accepting the submitted form as valid. Before you rely on wind-mitigation savings in your purchase budget, ask your insurer which credits it will apply and whether it will accept the form. Call me at 941.400.8735 or reach out directly to Michael Renick – I’ll share my approach with you.

Does a Florida wind mitigation inspection give your home a failing result?

No – not as a statutory pass-or-fail result. The inspection documents features used to determine wind-insurance discounts; whether your insurer accepts the submitted form is a separate issue.

Florida Statutes § 627.0629 requires residential-property insurance rate filings to include actuarially reasonable discounts, credits, other rate differentials, or appropriate deductible reductions for qualifying wind-loss-reducing features. It does not define a passing or failing inspection.

For your purchase decision, ask about the actual insurance treatment – not whether someone calls the report a “pass.” Confirm with your insurer which documented features qualify and what those credits mean for your quote.

Mike Renick and Eric Teoh have been 5 star Realtors for many, many years. Both individuals have been cooperative and pleasant to any of my requests. While I am away from my Longboat residence Eric has willingly checked on the conditions and status of our unit. I would highly recommend both for real estate needs.

Who can sign your wind mitigation form?

Florida Statutes § 627.711(2)(a) identifies authorized signers for the uniform mitigation verification form used to factor wind-insurance discounts when policyholders submit it to insurers.

If you hire a home inspector to sign the form, that inspector must be licensed and complete the training and proficiency exam specified by the statute. Before booking, ask whether the inspector meets those requirements. A home-inspector license alone does not satisfy all the requirements stated for that category of signer.

How can attic access affect your credits?

For Citizens policyholders, an inaccessible attic can affect eligibility for credits tied to roof-to-wall attachment, roof-deck attachment, and secondary water-resistance features, according to Citizens Property Insurance Corporation’s Your Wind Inspection guidance.

That is a documentation and credit-eligibility issue – not a failing verdict on your home. Before the appointment, ask the inspector what attic access is needed to document those features.

Can your insurer require another review?

Your insurer may require independent review of a submitted uniform mitigation verification form before accepting it as valid under Florida Statutes § 627.711(9). Having a completed form does not settle whether the insurer will accept it without that additional step.

My home buying experience with Mike and Eric continues to exceed my expectations, even long after the sale. Not only did they deal with me honestly and efficiently for the sale itself, their service didn’t stop there. They continue to keep an eye on my condo when I’m not there and have even referred rental clients to me, which has worked out very well! This is well beyond the norm in the real estate industry. Good, old fashioned service. I will be calling them again for my next purchase, for sure!

Before relying on the quoted savings, ask your insurer whether any review remains outstanding and which credits the quote includes.

Questions Clients Actually Ask

Will an inaccessible attic eliminate all my wind mitigation credits?

Citizens says inaccessible attic areas may prevent eligibility for credits involving roof-to-wall attachment, roof-deck attachment, and secondary water resistance. That guidance does not establish that every wind mitigation credit disappears; ask Citizens which credits remain available for your documented features.

Does a licensed home inspector automatically qualify to sign the form?

No – a home inspector signing under Florida Statutes § 627.711(2)(a) must also complete the specified training and proficiency exam. Ask about those qualifications before you hire the inspector.

What To Do Right Now

Before relying on wind-mitigation savings in your purchase budget, ask your insurer to confirm which credits your submitted form supports and whether independent review is still required.
