Which County Has the Highest Property Tax in Florida?

Quick Answer

St. Lucie County has Florida’s highest combined average total property-tax millage in the Florida Department of Revenue’s 2025 county comparison, at 21.557 mills. That is a county-level rate comparison – not a claim that every St. Lucie homeowner has Florida’s highest tax bill. Your property’s taxable value and applicable local levies determine its bill, so the county average is not an exact estimate for a home you might buy. Before you commit to a purchase budget, ask the county property appraiser to help you confirm the property-specific taxable value and applicable levies. Which Florida county has the highest property-tax rate?

St. Lucie County ranks highest in the Total Millage Rate column of the Florida Department of Revenue’s 2025 county comparison, at 21.557 mills. The ranking compares combined average rates across counties, not individual homeowners’ bills.

For your purchase decision, keep the county ranking separate from the property calculation. The ranking tells you how the county compares on this measure. It does not tell you exactly what you would owe on a particular home.

How the county comparison works

The Florida Department of Revenue calculates aggregate millage by dividing total taxes levied by county-wide taxable value. In plain language, it compares the taxes levied with the taxable value used to calculate those taxes across the county.

The Department’s 2025 methodology uses different bases for different millages:

  • School millages: school taxable value.
  • Other millages: county taxable value.

Those distinctions matter because the published total is an aggregate calculation. You need the home’s own taxable value and applicable local levies to move from a county comparison to a property-specific bill.

Questions Clients Actually Ask

Does the highest county rate mean every homeowner there pays the highest bill?

No, the 2025 county comparison does not establish that every St. Lucie homeowner pays Florida’s highest property-tax bill. An individual property’s bill depends on its taxable value and applicable local levies, rather than the county ranking alone.

Lots of choices….. I found Mike and his team to be heads and tails above the rest. I’ve used other local real estate agents but they just don’t get it. Mike returns phone calls promptly. Why don’t other agents understand how important this is? Mike and Eric know the market and how to leverage that information in favor of their client. When they separated the two bedroom units with stairs from the ones without, we found a completely different picture. I can completely, and without reservation, recommend these guys! The fact that their company is run locally gives them, and of course me, a huge advantage! John

What year does the 21.557-mill figure cover?

The figure covers 2025 property-tax rates. The Florida Department of Revenue table identifies its data extract as November 2025; ask for the applicable year’s property-specific information when evaluating a purchase.

What To Do Right Now

Before setting your purchase budget, ask the county property appraiser for help confirming the home’s taxable value and applicable local levies for the tax year you are budgeting.
