How Much Less Should You Offer When Paying Cash for a House?
How Much Less Should You Offer When Paying Cash for a House?
Quick Answer
You should not assume a fixed cash discount in Florida: national cash-versus-mortgage price comparisons do not establish how far below asking you should offer. The widely cited 9% and 10% figures are not standard discounts from a seller’s list price. Before submitting your offer, ask your broker to assess the home’s value using recent comparable sales, its condition, and local competition. Florida’s statewide market figures cannot establish an individual home’s value or a local cash discount. How much below asking should you offer as a cash buyer?
There is no established Florida-wide percentage you can apply to the asking price simply because you are paying cash. Ask your broker to support the proposed offer with property-specific evidence rather than treating a national cash-price gap as your discount.
Separate two questions before you choose a number: what supports the home’s value, and what opening offer makes sense for that property? Ask your broker to walk you through recent comparable sales, condition differences, time on market, and competing offers.
The distinction matters because the published cash-buyer comparisons measure something different from a reduction off asking price. They do not give you a formula for this seller’s listing.
Why the 9% and 10% headlines are not offer instructions
A 2024 University of California San Diego summary reports that mortgage buyers paid 8% more than cash buyers in Redfin data from 2013 – 2021 and 11% more in county-recorder data from 1980 – 2017. Its stated average is 10%. That comparison concerns cash and mortgage purchases – not a cash offer versus list price – and supplies no separate Florida estimate.
Eric helped me find a property that I really liked. Unfortunately, it was about 10% over priced. Eric prepared the analysis to support his claim on what the market price really was. Then he performed his magic! He began the negations that ultimately landed me the condo on Longboat Key. We haven’t closed yet but it is soon to me mine! I’m convinced that if he had not done his homework, we would have overpaid. His negotiation style was one where he created an atmosphere where everyone walked away a winner! His hard work, focus and attention to detail is what has made me a very soon to be Longboat Key homeowner!

Cotality reports a 9% average discount for cash purchases compared with mortgaged purchases in its 2025 data. Its measure is labeled “Average discount below AVM for cash vs. mortgaged purchases.” An AVM is an automated estimate of value, not the seller’s asking price.
Cotality does not provide a Florida-specific figure or enough detail about its method to turn that average into a recommended offer discount. You cannot read either headline as an instruction to subtract that percentage from a Florida listing.
What Florida’s market numbers can tell you
Florida Realtors reported these statewide figures for August 2026:
| Property type | Months’ supply | Median sale price |
|---|---|---|
| Existing single-family homes | 4.3 months | $415,000 |
| Condos and townhouses | 7.7 months | $298,000 |
These figures provide statewide context. They do not establish the value of the Sarasota or Manatee property you are considering, or how much less its seller might accept for cash.
Ask your broker for the local picture for your property type before using statewide figures to support your offer.
What a percentage reduction looks like in dollars
If a particular home is independently valued at $415,000, an offer 2% below that value would be $406,700 – a reduction of $8,300. An offer 5% below that value would be $394,250 – a reduction of $20,750.
We bought two units from Mike and Eric and sold one over the last four years. One thing that made life much easier for us was how they understood our feelings and situation regarding pricing. They knew where the other party was coming from, which made the process faster without all the back and forth. Once the contract was signed, their staff was great; I literally had to do nothing other than decide what color pen to sign with. Eric wasn’t just out to make a sale; he was tremendously helpful to us. Every week, he checks our apartment without asking for money, and when we had a storm, he even moved our car to safety. It wasn’t just about the sale; he became a friend and helped us out after the sale, just because we don’t live here.

That is arithmetic, not a recommended negotiating range. The $415,000 figure is also Florida’s August 2026 single-family median sale price; that statewide median does not establish the hypothetical home’s value.

Questions Clients Actually Ask
Can I use the national 10% figure to justify offering 10% below asking?
The national figure does not support that calculation. The University of California San Diego summary compares cash and mortgage purchases, not cash offers with asking prices, and provides no Florida-specific estimate.
Does Florida’s median sale price tell me what a particular house is worth?
Florida’s statewide median cannot establish an individual home’s value. Ask your broker to explain which recent comparable sales support the value of the property you want to buy.
What To Do Right Now
Before submitting your cash offer, ask your broker for a property-specific pricing analysis that separates the supported value from the proposed opening offer.
