Which Is the Most Expensive HOA in Florida?

Quick Answer

Realtor.com’s comparison does not identify a single HOA or condo association as Florida’s most expensive. Using listing data from 2019 – 2025, Naples – Marco Island had the highest median monthly HOA dues among the Florida metros shown, at $711. Miami – Fort Lauderdale – West Palm Beach ranked highest by dues relative to estimated mortgage principal-and-interest payments, at $617 a month and 26.9%. Before you decide what you can afford, ask the association or its manager for the property’s current mandatory dues rather than treating a metro median as your bill. Which Florida HOA is actually the most expensive?

You cannot identify Florida’s highest-fee individual association from Realtor.com’s metro rankings. In its 2019 – 2025 listing data, Naples – Marco Island leads the Florida metros shown in median monthly dollars, while Miami – Fort Lauderdale – West Palm Beach leads in dues relative to estimated mortgage payments.

Those are two different comparisons. The dollar figure tells you the reported metro median fee; the percentage compares that fee with an estimated monthly mortgage principal-and-interest payment. Neither tells you the highest amount charged by an individual association.

For your purchase, use these figures as context – not as a quote for the home or condo you are considering.

Why do Naples and Miami both appear at the top?

The answer changes with the measure you use. Realtor.com ranks metros by HOA dues as a percentage of estimated mortgage principal-and-interest payments, not simply by the largest monthly fee.

These figures come from weekly Realtor.com listing snapshots spanning 2019 – 2025:

Florida metro Median monthly HOA dues Dues as a share of estimated mortgage principal and interest
Naples – Marco Island $711 20.3%
Miami – Fort Lauderdale – West Palm Beach $617 26.9%

Naples has the larger monthly dollar figure in this comparison. Miami has the larger percentage, which is why it ranks first under Realtor.com’s mortgage-payment measure.

The report, published January 27, 2026, uses published, nonzero monthly HOA dues on for-sale listings. It is not a list of every association’s current charges.

What about high-rise condo assessments above $1,900?

A separate 2025 benchmark review reported average monthly assessments above $1,900 for Miami-Dade condo buildings of at least seven stories managed by FirstService Residential, according to WLRN.

Mike Renick and Eric Teoh represented my husband and myself for both the sale of an existing property and the purchase of a new property. Their knowledge of Longboat Key and property values was exceptional.. The process of closing on both the sale and purchase was flawless. I have not hesitated to recommended them to others.

– Barbara Diznoff, Google Review

That figure covers a particular group of high-rise buildings. It is an average – not an individual association’s charge – and it does not name Florida’s highest-fee association. You also should not treat it as directly interchangeable with Realtor.com’s metro medians: the two reports cover different properties and use different measures.

Questions Clients Actually Ask

Does Miami’s first-place ranking mean it has the highest monthly HOA dues?

Miami’s first-place position reflects dues relative to estimated mortgage principal-and-interest payments. In Realtor.com’s 2019 – 2025 listing comparison, Naples – Marco Island had the higher median monthly fee among the Florida metros shown: $711 versus Miami – Fort Lauderdale – West Palm Beach’s $617.

Can you use these figures as current dues for a specific condo?

These figures do not establish the current dues for a specific condo. Realtor.com reports metro medians from 2019 – 2025 listings, while the FirstService Residential benchmark describes a selected group of high-rise buildings in 2025. Ask the association or its manager to confirm the current mandatory dues for the exact unit you are considering.

What To Do Right Now

Before you commit to a purchase, request the current mandatory dues for the specific property directly from the association or its manager.
