Longboat Key is home — and Wellen Park is becoming part of my life too

Longboat Key has been home for years, and that isn’t changing. I own my condo there, I’ve served as president of the Seaplace Condominium Association, and I know the island both as a resident and as a real estate broker.

But when I decided to build a second home, I chose Wellen Park.

That wasn’t an impulse decision. I’m a numbers guy. I watch the Sarasota and Manatee real estate markets closely, and I’ve spent years comparing communities up and down Florida’s Gulf Coast. When it came time to make the decision for myself, Wellen Park kept rising to the top.

Why Wellen Park kept winning for me

The economics led me to value the new-construction option. I wanted a brand-new home in a community that fit the way I want to live, while staying within easy reach of the Gulf beaches. For my situation, Wellen Park gave me the combination of new construction, lifestyle and location that made the most sense.

But this was never simply a price decision. What attracted me was the sense that Wellen Park was becoming a real community, not just another collection of subdivisions. Downtown Wellen, the lake, restaurants, coffee, grocery, live music, trails, recreation and everyday conveniences all played a role in the decision.

CoolToday Park is nearby. Venice, Manasota Key and the Gulf beaches are a short drive away. And Wellen Park offers a different everyday rhythm from Longboat Key — one that complements the island lifestyle rather than replacing it.

I approached the purchase the same way I would for a client

Once I decided Wellen Park was where I wanted to be, the real work started.

I had to work through the same questions our buyers face: Which community actually fits the way I want to live? Do I buy a resale or build new? How do I compare a builder incentive with the real economics of a resale? What are the HOA and CDD costs? Which lot makes sense? What am I really paying for upgrades? What inspections should I have done even though the house is brand new? How does the builder warranty work after closing? And how do you coordinate the whole process when you are moving from another area?

Going through the build myself has reinforced something I already believed: the asking price is only the beginning of the decision.

I’ve had to compare builder incentives against resale pricing. I’ve looked at recurring community costs instead of just the mortgage payment. I’ve had to think about lot selection, neighborhood fit, construction inspections, warranties, completion timing and the logistics of actually getting into the home.
