Three days before closing, I’ve had buyers discover a second CDD line item on their tax bill that wasn’t disclosed in the listing – adding $1,200 a year to their payment. In Venice, I’ve seen buyers celebrate finding a no-CDD home, only to realize the HOA is $850 a month and flood insurance is required, wiping out any savings.
