Where Should You Start Looking for Lower-Priced Condos in Florida?
Where Should You Start Looking for Lower-Priced Condos in Florida?
Quick Answer
Start by comparing Sebring, Tallahassee, Homosassa Springs, Ocala and Gainesville. In Florida Realtors’ second-quarter 2025 report, these had the five lowest metro median sale prices for townhouses and condos combined. That is a dated starting point, not a current condo-only ranking or a promise about today’s listings. Compare current asking prices and each property’s association fees, insurance and assessments before deciding what you can afford. Where should you start looking for lower-priced condos in Florida?
The five lowest-priced metros in the Florida Realtors second-quarter 2025 metro report were Sebring, Tallahassee, Homosassa Springs, Ocala and Gainesville. Use that historical comparison to choose markets to investigate, then compare current listings.
The report’s median sale prices combine townhouses and condos; they are not condo-only prices:
Eric was very helpful especially with the internet technical end of the purchase that I made. He did a thorough inventory of all of the condo items to be included in the purchase. He frequently followed up with my wife and myself to make sure that we were satisfied with our purchase. He has my total endorsement.

| Market | Median sale price |
|---|---|
| Sebring MSA — Highlands County | $164,528 |
| Tallahassee MSA — Gadsden, Jefferson, Leon and Wakulla counties | $177,138 |
| Homosassa Springs MSA — Citrus County | $191,008 |
| Ocala MSA — Marion County | $192,000 |
| Gainesville MSA — Alachua and Gilchrist counties | $205,000 |
| Florida statewide — comparison only | $310,000 |
These are historical closed-sale medians, not prices at which a particular condo is available today. A metro median also does not establish the least expensive neighborhood or the lowest total ownership cost.
What do you need to clarify before choosing a market?
Tell your broker whether you want the lowest median sale price, the cheapest currently listed condo, or a comparison that includes condo fees, insurance, and assessments. The median-price figures above do not settle which location meets your particular budget.
Before making an offer, ask the association or its manager about fees and assessments, and ask an insurance agent about coverage costs for the specific unit. Keep those questions separate from your comparison of metro median sale prices.

Questions Clients Actually Ask
Are these prices for condos only?
These figures combine townhouses and condos. The second-quarter 2025 report does not provide a condo-only ranking.
Mike & Eric have been completely amazing through our entire condo buying process! From the very beginning Mike was attentive and quick to respond to our needs. We were in Longboat Key for a short weekend and the listing for a condo we were interested in came up on a Sunday and we were leaving Monday. Mike promptly returned our call and set up an appointment to see the condo that same day. We made an offer and Mike and Eric walked us through the process every step of the way. Of all the homes we have bought this was truly the easiest journey through home buying that we have ever had. We have recently closed and Mike and Eric continue to assist us by keeping an eye on our condo as we can’t be there all of the time. They have recommended contacts in the community to help us through the move in transition as this can be very tricky with a second home long distance. We cannot say enough about their professionalism, expertise, efficiency and kindness. We would highly recommend Team Renick to anyone for their Real Estate needs.

Do these figures show what a condo costs today?
No. They describe sales completed in the second quarter of 2025. Check current listings and the specific property’s fees, insurance and assessments before setting a budget.
What To Do Right Now
Pick two or three of these markets, compare current condo listings in your budget, and request each property’s association fees and approved assessments before making an offer.
