What Are the Disadvantages of Sea Walls in Florida?
What Are the Disadvantages of Sea Walls in Florida?
Quick Answer
Florida seawalls can require costly construction and upkeep, reduce shoreline habitat, disrupt sand movement on beaches, and leave you exposed to flooding. UF/IFAS describes these trade-offs; the effects on a particular beach depend on the setting and wall placement. During stronger storms, including hurricanes, waves can overtop coastal armoring and cause damage from water trapped behind it. Before you commit to a waterfront home, ask a qualified coastal engineer to assess the wall’s condition, maintenance needs, and flood limitations for that property. What disadvantages should you weigh before buying a Florida home with a seawall?
Your main concerns are construction and maintenance costs, reduced shoreline habitat, and incomplete flood protection. On beaches, seawalls can also interrupt sediment movement and prevent the beach from moving inland as erosion or rising sea levels change the shoreline.
Separate the financial burden of maintaining the wall from the risks it cannot eliminate. UF/IFAS identifies high cost as a disadvantage of shoreline armoring, but provides no dollar amount you can use to budget for a particular home. Ask a qualified seawall contractor for a property-specific assessment and written cost proposal rather than assuming the existing wall needs little attention.
Also separate beach-related effects from other shoreline effects. The sediment and beach-narrowing concerns described by UF/IFAS apply to coastal armoring on beaches; they should not automatically become conclusions about every waterfront residential property.
How can a seawall affect the beach and neighboring property?
UF/IFAS explains that coastal armoring can interrupt sediment transfer between the surf and dunes and along the coastline. On an eroding or retreating beach, reflected wave energy can remove sediment directly in front of and beside the structure, potentially narrowing the beach and affecting neighboring properties.

The Florida DEP Coastal Armoring Policy Study’s literature review summarizes earlier research on localized storm scour and the loss of sand supply from behind armoring.
That does not mean every seawall causes every claimed erosion problem. Appendix A summarizes Dean’s 1986 study as finding no factual evidence for several broader erosion claims. That is the conclusion of the cited study, not a blanket assurance about every seawall. Ask a coastal engineer which concerns apply to your shoreline.
Why doesn’t a seawall eliminate flooding?
Water can cross the wall during stronger storms. UF/IFAS states that waves can flow over coastal armoring, including during hurricanes, and cause damage when water becomes trapped behind it.
Water can also travel underneath. Earth.org’s account of sea-level rise in Florida explains that seawalls cannot prevent flooding that moves through Florida’s porous limestone ground.
For your purchase decision, do not treat the presence of a seawall as an answer to the home’s flood exposure. Ask a qualified coastal engineer to explain the wall’s limitations at that property.
What habitat can shoreline armoring reduce?
UF/IFAS describes how armoring can replace a sloped, biologically productive intertidal shoreline with an abrupt boundary between land and water. That change can reduce shoreline habitat.
Mike and Eric are always very responsive whenever i have a question or want to know more about a property. I met Mike when i was on vacation in Sarasota and wanted to get info on waterfront condos. Mike took the time to sit down and ask me and my wife, what we really wanted and you can tell he genuinely cared about us, now keep in mind that was 4 years ago. We still haven’t moved to Sarasota but Mike keeps me updated and checks in with me on a regular basis. I have sent some friends that were moving to Sarasota to Mike and they have raved about his knowledge and attention to detail and the personal attention he gives to them. We met Mike and Eric 4 years ago and now they are friends. We are still in Chicago but look forward to getting to Sarasota and working with Mike along with the nicer weather and much cheaper property taxes.

NOAA Ocean Service explains another limitation: fixed armoring can prevent sandy beaches, wetlands, and other intertidal areas from moving inland as land erodes or sea levels rise. On beaches, that can compromise both habitat and public beach area.

Questions Clients Actually Ask
How much should you budget for seawall maintenance?
You need a property-specific cost assessment. UF/IFAS identifies construction and maintenance as potentially costly but supplies no dollar amount. Ask a qualified seawall contractor to identify the proposed work and provide a written cost proposal before you settle on your purchase budget.
Does every seawall cause beach erosion?
No single erosion conclusion fits every shoreline. Appendix A of Florida DEP’s Coastal Armoring Policy Study summarizes Dean’s 1986 findings on localized storm scour and the limits of evidence for several broader claims. UF/IFAS also describes potential sediment loss in front of and beside armoring on eroding or retreating beaches.
What To Do Right Now
Before you commit to the purchase, arrange a property-specific seawall assessment with a qualified coastal engineer covering its condition, maintenance needs, and flood limitations.
