Wellen Park Villas Went Under Contract in a Day; a New Build Took 309

Can a resale villa attract buyers faster than a new Wellen Park home?

Can a resale villa attract buyers faster than a new Wellen Park home?

The October 15 episode gives a concrete example: four Grand Palm and Renaissance resale villas went under contract within a day, while a Lakespur new home that closed that week had taken 309 days to contract. Product type and pricing deserve more attention than the new-versus-resale label alone.

The evidence in this episode

Reported in Team Renick’s October 15, 2026 episode. Figures belong to that reporting period.
Fast-contract resale groupFour villas in Grand Palm and Renaissance
Villa asking-price range$345,000 to just under $500,000
Villa contract timingWithin one day; two on the listing day
Lakespur new-home comparison309 days to contract; $443,000 first ask; $373,000 closed price

The villas were reported as under contract, so their asking prices are not confirmed closing prices. The Lakespur example was a closed sale with a recorded history. Keeping those statuses separate makes the comparison useful without pretending that five different homes were a controlled experiment.

How to apply it to your decision

1. Identify the buyer's real alternatives

A buyer considering a villa may prioritize maintenance arrangements, layout, amenities, and total cost differently from a buyer considering a detached new home.

2. Use pending activity as an early signal

Fast contracts can show interest at a price and product type. Review closed comparables as well before using that activity to set an asking price.

3. Inspect the new home's full history

Look at its original ask, reductions, completion and availability dates, and any incentives. The days figure alone does not explain why it took longer.

What this comparison can—and cannot—tell you

These are selected examples from the episode's week. They do not prove that resale villas always sell faster, and the four pending villas' eventual closed prices are not supplied in the episode.
