Sarasota County Real Estate Market Update: October 4 – 10, 2026

A weekly snapshot of Sarasota County housing activity for the week of October 4 through 10, 2026

Market at a Glance

The week of October 4 through 10, 2026 gave Sarasota County buyers and sellers plenty to work with. Across the county there were 280 new listings this week, 158 pending contracts, and 159 closed sales, alongside 23 expired listings and 78 withdrawals or cancellations. The median sold price came in at $430,000, or a median of $253 per square foot, and sellers achieved 94.8% of list price on average. Cash buyers accounted for 49.7% of closings, and closed homes averaged 88 days on the market. New construction represented just 9.4% of sales, which means this week was driven by resale homes rather than builder product.

New Listing Flow by Price Band

The 280 homes newly listed this week break down across the five standard price bands like this:

  • Under $500K: 158 new listings
  • $500K – $999K: 71 new listings
  • $1M – $1.99M: 36 new listings
  • $2M – $4.99M: 8 new listings
  • $5M+: 7 new listings

Most of the new listing flow landed under $500K, which keeps entry-level and move-up buyers supplied with fresh choices. Above $2 million, new listings remain thin, so well-presented luxury homes still have limited direct competition when they hit the market.

Pending and Closed Activity

For the week, the county logged 158 pending contracts and 159 closed sales. Nearly half of those closings, 49.7%, were cash purchases, a strong signal of relocation and second-home demand that doesn’t depend on financing. Sellers who closed achieved 94.8% of list price on average, so buyers are negotiating, but not dramatically, on homes that were priced correctly from the start.

Days on the Market and Pricing Power

Countywide, closed sales averaged 88 days on the market from list to close. The median sold price of $430,000 and $253 per square foot show a market where pricing discipline matters: homes that launch at the right number sell on a reasonable timeline, while overpriced listings tend to sit and eventually adjust.

Withdrawals, Cancellations, and Expirations

The county recorded 23 expired listings and 78 withdrawals or cancellations this week. Pulled listings often reflect sellers who tested a price the market didn’t accept or decided to wait. If you’re planning to relist, a fresh pricing strategy matters more than simply putting the same home back up at the same number.

Segment Performance

Single-Family Homes

Single-family homes led the week with 180 new listings, 104 pending contracts, and 101 closed sales. The median sold price for single-family homes was $505,000, at $263 per square foot, with an average of 77 days on the market, faster than the countywide average of 88 days. Single-family homes under $500K sold in about 63 days on average across 49 closings, the quickest single-family price band this week.

Condos, Townhouses, and Villas

The condo, townhouse, and villa segment posted 100 new listings, 54 pending contracts, and 58 closed sales. The median sold price was $335,000, at $229 per square foot, with an average of 107 days on the market. Within that group, villas moved fastest at 70 days across 15 closings, while condominiums took 122 days across 37 closings. That longer condo timeline gives buyers more leverage on price and terms.

Where the Activity Is

Here is how the busiest local markets performed, city by city, for the week.

The city of Sarasota recorded 64 closed sales, 125 new listings, and 69 pending at a median of $590,000, making it the busiest market in the county by a wide margin.

In Venice, there were 40 closed sales, 57 new listings, and 39 pending at a median of $392,500, keeping the south county coast one of the most active areas this week.

In North Port, buyers closed 26 sales, with 40 new listings and 20 pending at a median of $318,650, continuing its role as a value-focused option for many buyers.

On Longboat Key, 10 sales closed at a median of $1,750,000, and homes there averaged 69 days on the market, the fastest of the major markets this week, a sign that well-priced island homes are still in demand.

In Nokomis, 7 sales closed at a median of $505,000, a steady week for this smaller coastal community south of Osprey and north of Venice.

Englewood also posted 7 closed sales, at a median of $330,000, offering some of the most approachable pricing among the coastal communities in the county.

In Osprey, 5 sales closed at a median of $690,000, averaging 111 days on the market, the slowest pace of the group this week.

Price Band Performance

Looking across all property types, homes under $500K were the highest-volume band with 89 closings at a median of $319,300 and 84 days on market. The $500K – $999K band sold quickest among the larger bands at 74 days across 41 closings. At the top of the market, 29 homes priced at $1M and above closed at a median of $1,700,000, averaging 124 days on market. The $2M – $4.99M band was the slowest at 237 days across 5 closings, while 3 sales above $5M closed at a median of $6,500,000.

What This Means for Buyers and Sellers

For sellers, 94.8% of list price achieved says the market rewards accurate pricing, and a 49.7% cash share means strong buyers are out there. For buyers, condominiums at 122 days and the $2M – $4.99M band at 237 days offer the clearest negotiating room anywhere in the county right now.
