Sarasota County Market: Nov. 1–7, 2026
Quick Answer
Sarasota County recorded 390 new listings, 200 contracts dated during the week, and 154 closed residential sales from November 1 through 7, 2026. The median sale price was $415,000. Closed homes averaged 88.9 cumulative days on market, and the average sale-to-last-list-price ratio was 96.0%. The clearest distinction was property type: single-family closings had a median of 30 days on market, compared with 116 days for condos. These are results for the homes that closed this week, not a forecast for every property.
Sarasota County Market Report
November 1–7, 2026
Single-family homes and condos told different stories this week.
A countywide median is a useful starting point. This week, the more useful story was the gap between single-family homes and condominiums. Sarasota County’s 94 single-family closings carried a median sale price of $487,500 and a median of 30 cumulative days on market. Its 33 condo closings had a median price of $440,000 and a median of 116 days. Those are different selling timelines inside the same county.
Market Activity
The 390 new listings and 200 contract dates describe different groups of properties. A home listed this week might go under contract later, while a contract signed this week may involve a home listed months ago. The 154 closings reflect a third group. Subtracting one count from another would not establish the change in standing inventory.
Pricing & Time on Market
Across all residential closings, the median sale price was $415,000 and the median sale price per square foot was $241.45. The average sale-to-last-list ratio was 96.0%. That measures the sale price against each home’s latest asking price; it does not measure the discount from the original asking price or account for every concession. The median CDOM was 43.5 days, compared with an average of 88.9 days. The difference shows why an average alone can give an incomplete picture of the closing group.
Cash purchases accounted for 87 closings. The MLS flagged 19 closings as new construction. Cash and new construction are overlapping categories: a newly built home can also be purchased with cash.

Segment Performance (Overall)
| Sold-price band | Closings | Median sale price | Avg. CDOM |
|---|---|---|---|
| Under $500K | 95 | $325,000 | 78.1 |
| $500K–under $1M | 42 | $594,150 | 87.1 |
| $1M–under $2M | 8 | $1,490,000 | 130.1 |
| $2M–under $5M | 7 | $2,600,000 | 223.1 |
| $5M+ | 2 | $7,750,000 | 0.5 |
Price-band results describe this week’s closed sales. Small groups, particularly fewer than three sales, should not be used to rank an entire segment or predict a selling timeline.
Property Types
Single-family homes accounted for 94 of the 154 closings. Condominiums added 33, villas 18, and townhouses three. Six additional closings involved manufactured, mobile, or modular homes and remain included in the countywide totals. The three townhouse sales provide useful examples, but too small a sample for a broad conclusion about that property type.
| Property type | Closings | Median price | Median CDOM |
|---|---|---|---|
| Condominium | 33 | $440,000 | 116 |
| Manufactured Home | 4 | $162,000 | 40.5 |
| Mobile Home | 1 | $101,000 | 15 |
| Modular Home | 1 | $260,000 | 0 |
| Single Family Residence | 94 | $487,500 | 30 |
| Townhouse | 3 | $315,000 | 51 |
| Villa | 18 | $282,500 | 56 |
Segment Performance — Single-Family
Price Bands & Sales Mix
Among single-family closings, 51 sold below $500,000 at a median of $372,500 and an average of 69.4 CDOM. Another 35 sold from $500,000 to under $1 million, averaging 77.0 CDOM. The five sales from $2 million to under $5 million averaged 241.0 CDOM; that small group should be treated as a set of specific transactions rather than a countywide luxury forecast.
Geography
The MLS city field labeled Sarasota accounted for 36 single-family closings, Venice for 24, North Port for 14, and Nokomis for 13. Venice’s group averaged 56.5 CDOM, compared with 61.3 in North Port and 114.5 in Nokomis. For a seller, the practical question is which of those homes actually competes with yours in location, condition, and price.
Segment Performance — Condo/Townhome/Villa
Price Bands & Property Types
Condos, townhomes, and villas together produced 54 closings. Of those, 38 sold below $500,000 at a median of $282,500 and an average of 85.4 CDOM. Condos alone averaged 119.1 CDOM, while villas averaged 71.6. The difference supports comparing a villa with other villas and a condo with similar units, rather than treating all attached homes as one market.
Geography
Within this combined group, the MLS city label Sarasota accounted for 31 closings at a median of $335,000. Venice recorded 12 at a median of $271,500. The Sarasota County portion of Longboat Key recorded six at a median of $1,950,000. Those price differences show why a countywide condo figure cannot stand in for a particular building or neighborhood.

Inventory was retrieved on the morning of November 8, 2026. It is not a reconstructed November 7 closing snapshot. Pending and Active Under Contract are separate source status categories; neither count is the number of contracts signed during the reporting week.
What This Means for Your Next Move
For Buyers
Use the longer condo selling timeline as a reason to investigate a specific property’s history, competing listings, and comparable sales. It is not evidence that every condo seller will accept the same discount. Compare the total ownership picture as well as the purchase price.
For Sellers
Choose comparable properties from your own segment. A single-family owner should not borrow a condo’s selling timeline, and a condo owner should not assume the single-family median applies. Review your closest active competition before setting an asking price.
For Explorers
Keep Sarasota, Venice, North Port, and the barrier islands separate when narrowing your search. This week’s county median combines very different homes and locations; use it to orient yourself, then move to the neighborhood level.
Team Renick’s approach is to start with the transactions and competing homes that match your situation. A weekly county report helps frame the conversation; it does not set the value of an individual property.
