Wellen Park: 76% of Aged Listings Have Cut. Fresh Ones Haven't.

How did older and newer Wellen Park listings differ on price cuts?

How did older and newer Wellen Park listings differ on price cuts?

The September 14 episode reported reductions on 76% of listings older than 120 days, versus 10% of listings younger than 30 days. Listing age was a useful way to segment the search, but it did not establish the price a specific seller would accept.

The evidence in this episode

Reported in Team Renick’s September 14, 2026 episode. Figures belong to that reporting period.
Listings older than 120 days with a reduction76%
Listings under 30 days with a reduction10%
Aged group within active inventory58 of 257 active homes
Aged-group medians178 days on market; 7.7% price reduction

The important distinction is between sellers who have already adjusted their price and those who have only recently listed. A longer listing history gives a buyer more information to examine: prior prices, relistings, condition, competition, and whether the current ask has caught up with the market. It does not make a low offer appropriate for every older listing.

How to apply it to your decision

1. Start with the full listing history

Look for reductions and relistings, and verify how days on market are recorded. Ask what changed between the original offering and the current one.

2. Compare today's price with today's alternatives

An old listing can become competitive after a reduction. A fresh listing can start too high. Recent relevant sales and the current competing set provide the context.

3. Keep active, pending, and withdrawn homes distinct

The episode discusses additional pending and withdrawn listings as possible competitive context. Those homes are not all currently available to buy and should not be combined into an active-inventory total.

What this comparison can—and cannot—tell you

The 7.7% figure describes reductions already made in the historical group. It is not a recommended discount from today's price, nor evidence that every long-listed owner will negotiate further.
