Wellen Park Under $400K: Where Buyers Have the Most Room

Where did buyers have more negotiating room below $400,000 in Wellen Park?

Where did buyers have more negotiating room below $400,000 in Wellen Park?

In the October 5 episode, the lower-priced resale segment took longer to sell and closed further below its original asking price than the $400,000–$600,000 segment. The purchase price was only part of the story: recurring association costs also mattered for the condos and villas in that range.

The evidence in this episode

Reported in Team Renick’s October 5, 2026 episode. Figures belong to that reporting period.
Under-$400,000 closed resale sample55 sales over the preceding 12 months
Typical lower-tier result89 days; 91.5% of first asking price
$400,000–$600,000 resale comparisonAbout a month; roughly 94% of first asking price
Lower-tier active snapshot16 listings; 7 with price cuts

A sale at 91.5% of the first asking price is not evidence that a buyer can automatically offer 8.5% below today's list price. The seller may already have made reductions. The episode also notes that many lower-tier homes were condos or villas carrying substantial association fees, making the all-in ownership budget central to the decision.

How to apply it to your decision

1. Read original ask, current ask, and closed price separately

Use the complete price history to understand how much adjustment has already occurred. Then compare today's alternatives and recent relevant closings.

2. Compare recurring costs before choosing the cheaper home

Request the actual association charges, what they cover, applicable assessments, property taxes, and insurance information for the specific property.

3. Look beyond the active-listing count

The episode reports that 27 sellers had tried the range since July and 11 left unsold. Withdrawn or expired listings are context, not automatically available homes.

What this comparison can—and cannot—tell you

The reported 12-month sale ratios are historical outcomes, not a recommended offer formula. Property type, fees, condition, and seller circumstances can differ substantially within this price bracket.
